Average property prices vary significantly by area, with first-time buyers and families attracted by the more affordable locations of Newport, Caerphilly, Cwmbran and Bridgend, while those with bigger budgets opt for Cardiff and Penarth and other high-demand neighbourhoods such as Cowbridge, Roath, Pontcanna, Marina Quay, and areas along M4 junctions that offer commuter convenience. Properties in these areas often sell quickly and sometimes above the asking price.
The mix of properties is just as diverse as South Wales itself, with a combination of traditional terraced homes, modern estates and converted cottages. There’s also a strong appetite for new-build developments, especially around Newport (influenced by the electrified rail line to London), Swansea’s regeneration zones, and Cardiff’s ongoing waterfront expansion. Other areas where regeneration has encouraged new developments include Pontypridd, Llantrisant and Swansea Bay where shared ownership properties are increasingly popular.
In my opinion, it all adds up to hugely exciting region where there’s something for everyone, with everything from accessible shared ownership options and historic cottages, to stunning luxury developments in Cardiff.
