Prices fluctuate by postcode, with premium areas like BS9 much higher than more central or starter postcodes like BS1. Central postcodes such as BS3, BS5 and BS7 often see properties sell quickly, sometimes above asking price. Meanwhile, on the outskirts, I find the larger new developments such as Highbrook View in Stoke Gifford attract commuters and families.
The average property price in Bristol is around £354,000, with median figures typically between £335,000–£345,000. I would say that property value varies very much by type: unsurprisingly, detached homes are priced much higher than terraces and flats.
While the property market in Bristol generally moves quickly, there are also a number of situations where lenders’ caution may slow it down. With leasehold new-build flats, lenders want to know about service charges, ground rent, management and long-term affordability. They are also careful when dealing with niche conversions, unusual construction types or properties with potential resale limitations. The same goes for areas where there are steep streets or unusual topography, which can make lenders think twice. As I mentioned before, those beautiful, old Victorian houses need to be checked out too, as they can hide a host of defects.
Though Bristol can be an expensive and popular place to live, there are more affordable options. Shared ownership and part-buy/part-rent homes are available, but they need specific lender approval and criteria checks.
